Is the market bubble occurring now?
I feel that it is time I buy a condo instead of renting, but I am concerned about timing and the market bottoming-out. What is your opinion about the future of condo pricing?

This is certainly one question that is on the minds of so many people It does seem that the downtown Boston market continues to have strong market characteristics: urban employment opportunities continue to expand with Mass General leading this trend; the unique cosmopolitan city neighborhoods continue to attract people from all areas; housing inventories are typical for the winter season; mortgage interest rates continue at historically low levels. “Timing” the real estate market can be as uncertain as “timing” the stock market. My advice is to buy when it is the right move for you personally.

How do I select a realtor?
Do I need a realtor and how should I select one to represent me?

This topic has been studied by a number of people, and the consensus is that sellers end up with more proceeds when utilizing a realtor, even after paying the commission. It can be difficult selling your own home as you would not have full access to MLS and LINK, and buyers tend to negotiate more aggressively when there is no realtor involved. Also, buyers often expect a price discount because they know the seller is not paying a realtor commission.

Select a realtor who you trust, is knowledgeable, will service you well, has an exemplary tract record and who would represent you with integrity. A good way to make that selection is from a recommendation of a friend or associate who you trust and also has had a good relationship with a particular realtor. Another way is by selecting an agent you have made a good connection with at an open house.
